专家剖析安徽楼市发展 今年合肥去化是主要任务

核心提示:销量上不去就会积存大量库存,库存越多越不利于楼市的开展,因而去化是楼市首要任务。以合肥为例,相关业内人士以为2015年合肥楼市去库存是要点开展方向。1月30日,在安徽省房地产协会主办的“新常态、新机遇、新挑战”房地产论坛上,安徽省清源房地产研究院院长李慧秋讲话,去库存仍是2015年楼市的主攻方向。在分析安徽全省楼市时,李慧秋指出,出售环比下降的城市是淮南(楼盘)、阜阳、蚌埠、安庆(楼盘)、铜陵、芜湖(楼盘)、马鞍山(楼盘)、滁州(楼盘)、淮北和等城市。

“咱们许多的区域因为供应量偏大,都存在去化率很严峻的状况。在安徽省也有大部分都存在去化周期偏长的状况。”李慧秋表明,亳州去化周期到达44.76个月,淮北是37.2月,铜陵是28.4个月。这都是严峻的库存量比较大的状况。所以在下一年的整个商场上去化率仍是主攻作业。合肥市2014年总投资同比增加2%,住所增加了6.3%突破了700个亿。土地供应的状况,商住占到64%。
