二手房的使用年限是怎么计算的 还是70年吗?

一般住所的适用年限是70年,住所用二手房的运用年限是70年减去已运用年数。依据《中华人民共和国乡镇国有土地运用权出让和转让暂行条例》第十二条规则,土地运用权出让最高年限按下列用处确定:居住用地七十年;工业用地五十年;

教育、科技、文化、卫生、体育用地五十年;商业、旅行、文娱用地四十年;归纳或许其他用地五十年。《中华人民共和国乡镇国有土地运用权出让和转让暂行条例》 第二十二条规则,土地运用者经过转让方法获得的土地运用权,其运用年限为土地运用权出让合同规则的运用年限减去原土地运用者已运用年限后的剩下年限。

Land for education, science and technology, culture, health and sports has lasted for 50 years; land for commerce, tourism and entertainment has lasted for 40 years; and land for other purposes may be summed up for 50 years. Rule 22 of the Provisional Regulations of the People's Republic of China on the Assignment and Transfer of State-owned Land Use Rights in Townships and Towns stipulates that the land use rights acquired by land users through the transfer method shall be used for the remainder of the life of the contract rules for the assignment of land use rights minus the useful life of the original land users.
