合肥上周一二手房价均超8000元

70万4房首秀抢空、自备午饭等开盘……2015开年两周,合肥楼市住所出售进入暂时的“冬歇期”,量价均有不同程度下降。而受到新年临近、返乡置业高潮降临的影响,上星期合肥楼市一二手住所成交价格均反弹。


合肥上周一二手房价均超8000元


网上存案数据显现,上星期合肥市(含组团)住所累计存案2184套,环比上涨47%。其间,市区住所累计存案1573套,环比上涨30%。各区域中,北部组团上星期成交398套,环比涨167%,新站区和蜀山区成交套数环比下降。上星期,一向比较安静的楼盘重现会集推盘潮流,共9家项目新开盘,共986套新房入市。


在价格上,上星期合肥一手住所出售均价再创新高。数据显现,从上一年11月呈现接连6周均价破八之后,合肥市区一手住所房价阅历了小幅度的调整,前一周回落至八千以上的最低价位8069.12元/㎡。而上星期,合肥出售均价攀升至8308.06元/㎡,环比涨2.96%。从楼盘看,大销量项目均价超越万元成为均价上涨的主要支撑。区域中,高新区均价环比涨幅最大,为11.84%,包河区环比降幅最大,为11.8%。

与一手住所相同,合肥市区二手房上星期也量价齐涨。个人出售类二手房源共322条,挂牌面积为32028.74㎡,挂牌均匀单价为8160元/㎡。环比挂牌面积涨2.78%,挂牌均价涨3.49%。市区9大区域,二手住所挂牌均价悉数在7500元/㎡以上,政务区在万元以上。
